I ended up speaking with Andrew McKiggan and they were genuinely knowledgeable.
They’re based at their location at 1 Lewis Avenue, Gawler East, and they actually took the time to talk about what affects home prices here.

If anyone around Gawler or Gawler East is thinking about getting an appraisal, it might be worth giving them a call.
Their number is 0493 539 067, and they were pretty good at giving clear info.

I’m not saying they’re the only good option, but it’s rare to find an agency that actually gives honest feedback without trying to push anything.
So yeah, just sharing in case it helps someone else looking around here in SA.
Sometimes the smaller local offices like Gawler East Real Estate know the area way better than the big franchises.
